A  good Home Inspection should completely evaluate the Structural, Mechanical, Electrical and Plumbing elements of the house. 

Centennial Inspection Service starts at the roof and works down through the house.

ROOF: condition, roof material, roof design, number of layers, edging, flashings, plumbing vents, chimney, roof vents, tree obstructions, skylights,  gutters and maintenance needs.ATTIC: access, roof rafters, roof deck, framing, ventilation, insulation, exposed wiring, evidence of  water or animal damage.EXTERIOR SITE: site drainage, driveway, walks, downspout  drainage, window wells, sprinkler system, fences.

EXTERIOR BUILDING: foundation, steps, handrails, porches, decks, entrance doors, lighting, electrical outlets, faucets, windows, siding, fascia/soffit/trim and brick or masonry.

GARAGE: floors, walls, firewall, lighting, electrical outlets, wiring, overhead door, automatic opener and safety reverse.ELECTRICAL: Service type, voltage, amperage, panel location, panel type, branch circuit wiring, main circuit wiring and accessibility.KITCHEN: Sink, faucet, sprayer, disposal,  dishwasher, oven, cook top, exhaust fan/range hood, refrigerator, electrical.BATHROOM: Sink/basin, toilet, bathtub/shower, ventilation, electrical, water flow, drain flow, signs of water damage, tileINTERIOR: walls, floors, doors, windows, ceilings, stairways, smoke detectors.PLUMBING: Shut-off valve location, supply piping, drain piping, fixture venting, water heater manufacturer, capacity, fuel supply, condition, venting, relief valve piping.HEATING/COOLING: Heating type, BTU rating, manufacturer, fuel, burners, venting, filter size and location, thermostat, cooling function.BASEMENT/CRAWLSPACE: floor, sump pit, drainage, columns/supports, floor joists above, ventilation, evidence of  moisture
